Alta Vista Development, LLC has developed a maintenance plan especially suited for coastal homes.  Our experience in building coastal homes has given us the knowledge and skills to maintain your investment.

We offer three types of inspections and services:

1. Protection Plus - Quarterly Maintenance/Inspections
2. Preferred Yearly Services - Optional Services
3. On Demand Services

PROTECTION PLUS - QUARTERLY INSPECTIONS
We will inspect on a quarterly basis and provide you a written report with recommendations and suggestions on the following items:

• FOUNDATION - Inspection of the yard, landscaping, sprinkler systems and foundation condition.
• EXTERIOR - Exterior inspections that focus on the integrity of the envelope of the house.  We will focus on the proper functioning of door and windows seals.  We will be looking at exterior siding to verify it is intact and performing as intended.  We will verify the operation of door and windows and visually inspect the glass for damage.
• ROOF - Roofs will be inspected to verify that roof is in good condition and damage free.  Vents, drip edge and flashing will be inspected to verify proper function and condition.
• INTERIOR - Interior surfaces will be inspected to look for cracks, water or insect damage.  This inspection is important because it is often the first indication of a problem with exterior walls, windows and doors.
• ELECTRICAL - Electrical inspections will consist of verify operation of all lights and switches.  Defective bulbs will be replaced at this time.
• HEATING/COOLING - On a quarterly basis we will change air filters and check for basic operation of cooling or heating.
• PLUMBING - Check faucet and hose connections under sinks and toilets. Look for leaks at shut-off valves at sinks, toilets, laundry equipment, and main water shut-off valve.  Check operation of water heater pressure relief valve. 
• SAFETY - Verify operation of smoke and carbon dioxide alarms, replace batteries on a yearly basis or as necessary.  Verify fire extinguisher gauge for proper pressure.  Cycle all storm shutters to inspect for binding or non-functioning units.

• Thorough AC systems checkout.  Condensor coils cleaned and inspected.  Freon levels verified and adjusted as necessary.  Perform evaluation of AC system by verifying the amount of temperature drop.  Heater inspected and checked for proper operation.
